Cre8 Land and Planning is instructed by Grammont Group and Bromborough Riverside Regeneration to prepare and manage the submission and negotiation of two separate outline planning applications for the comprehensive redevelopment of land at Bromborough Wharf for a new sustainable residential development of upto 975 new homes.
The Site is comprised of two separate but linked parcels of land totalling 23.5 ha.
The Grammont Group parcel covers an area of approximately 14.4 ha and includes the former Lubrizol and North West Construction sites of which the former Lubrizol land has been cleared of all vegetation and is currently comprised of bare ground and scatted scrub.
The Bromborough Riverside Regeneration parcel covers an area of approximately 9.1 ha and was previously used as a bio-oil and fuel refinery (Aeternum), which has since been decommissioned and demolished to regulation standard, making a cleared site.
The proposed development across the two parcels of land will include a mix of up to 975 new homes to include a range of 1, 2 ,3 and 4 bed houses and apartments with storey heights of between 2-3 storeys for the houses and 4-6 storeys for the apartment blocks.
Approximately 3.4 hectares of open space will be provided across the two parcels of land to include a new riverside walk and formal amenity areas to include children’s play facilities.
Access to both parcels of land will be via the upgraded existing access points off Dock Road South and Riverbank Road with an additional third access into the Grammont Group site via an existing right of way off the Bromborough Riverside Regeneration main access road.
In parallel to the submission of the two outline planning applications the sites have been promoted for residential use through the various stages of the Wirral Local Plan 2021-2037 Consultations resulting in the site being identified as a draft strategic residential allocation for upto 1,000 dwellings in the Submission Draft Local Plan.
Outline funding bids have been submitted resulting in the in-principal allocation of c.£5m of Brownfield Grant Funding.
