Andrew Bradshaw whilst a Director at GL Hearn was appointed by IM Land to promote the allocation of a 27.3 ha greenfield site located within the Crewe Green Gap for a sustainable residential development of upto 500 houses. A series of representations were made to all stages of the Cheshire East Site Allocations and Development Policies Document (SADPD) consultations along with representations to the Crewe Area Action Plan (AAP).
The key purpose of the representation was to demonstrate the suitability of the land off Crewe Road and Gresty Lane, for green gap release and designation for residential allocation.
Our key argument was that the Local Plan Strategy (LPS) and the Site Allocations and Development Policies Document (SA DPD), which were used to inform the housing target had not fully addressed the implications of HS2 and therefore the proposed housing numbers for Crewe of 7,700 (2010-2030) are not sufficient to meet the housing needs to fully capitalise on the demand from the HS2 investment. It was argued that even in the unlikely scenario where all allocations come forwards during this plan period at the level identified, there would still be a shortfall in the number of dwellings identified for Crewe gap.
